With the exceptional increase in demand for rental properties in Tenerife, there are more and more horror stories emerging of desperate tenants having to rent from greedy and irresponsible landlords. Firstly, we'd like to take this opportunity to express how important it is to have a legally drawn up rental contract for starters which protects BOTH the landord and tenant.

As stated by Janet Anscombe's website, you can let it out long term under urban letting legislation wherever it is, with a long-term residential contract which are a minimum of one year;

Or you can let it out short term as an arrendamiento de temporada (a contract of between one day and one year for a specific purpose other than tourism/holiday) under urban letting legislation – these are technically not “residential” contracts, and require a home address to be given where the tenant normally lives – an address, therefore, other than that of the property being rented.

Or you can let it for holidays under the vivienda vacacional decree. We won't go in to this in depth as the decree is still being re drafted (as of March 2017). Visit Janet Anscombe's page to stay up to date with this.

NOTE: To ensure a holiday let, you MUST BE doing this legally with the required license in place. Insurance companies will quite happily cover your property but there's a high probability you will not be awarded any claims resulting in the actions of your guests from any insurer as you are essentially performing an illegal activity.
